The pantomime season is upon us! ‘New to the market’ properties are popping up on the property portals – but one can be forgiven a sense of ‘Groundhog day’ (‘I’m sure I’ve seen that property before!’)….
You need to keep a keen eye on the market to tell whether a property is fresh on the market or was simply taken off before Christmas , only to be re-launched in the New Year! This morning’s examples include a Victorian house in a well-regarded area near Petworth, ‘ newly launched’ at a guide of £2.45 million despite having been available since February last year.
However, the record probably goes to a converted barn in East Sussex which was first marketed back in 2017 at a guide of £2.75 million. Eight years on, and now with its sixth agent, it remains stoically unsold (despite a price reduction to just under £2 million).
In these days of Material Information (where even your mobile telephone reception has to be published), one would have thought that the marketing history of a house might deserve a mention??
